Skyhill Villa

In Kefalokremmos the zoning allows villas only, at 40% building density. That means no apartment blocks and no commercial use next door, and no plot in direct view can be divided further.

The house steps down the slope instead of cutting across it. The main rooms face the long valley view, and the lower floor is set into the hillside, which keeps it cooler and quieter. Ceilings are 3.60 m, the south side is glazed full height, and the covered veranda is 73 m².

It is planned as a family home: five bedrooms each with a bathroom, a separate office and gym, a sauna facing the valley, a lift for eight people between the three floors, three covered parking spaces and a 14 m pool. Energy class A. The title deed has been issued and the permits are approved, so only the build remains.

Permits, planning consents and the full architectural drawings are in place, and so is the title deed. What remains is the build. The buyer chooses the finishes, materials and interior specification with the architect.

This design is built once. Construction starts to an agreed timeline once the buyer commits, and the buyer is consulted on the material decisions from foundation to handover.

The design follows the shape of the plot rather than levelling it. Travertine stone wraps the main volumes, deep overhangs shade the terraces, and the glazing runs full height. Inside: oak floors, pale linen tones, a long stone-clad fireplace, a large natural-stone kitchen island with a second kitchenette, and an open-plan living area big enough for both daily family life and guests. The 14 m pool is finished in turquoise mosaic tile.

Kefalokremmos is in the upper Germasogeia hills, ten minutes from the Limassol coast and marina and about twenty from the business district. Zoning allows private villas only, at 40% density.

Limassol has international schools teaching English, French and Russian curricula, private hospitals and clinics, and a large international business and banking community. Larnaca and Paphos airports are each within a 45-minute drive.
