Montside Hub

Montside Hub is conceived for a new kind of company — one that understands how environment shapes output. A single large residence sited on a 2,501 m² plot in the calm of the Palodeia hills, designed as a private corporate retreat where the team lives, works, recovers and creates inside the same architecture. The brief is unusual on purpose: replace the open-plan office with a place that breathes.

The premise is simple. Productivity advances when the day is structured around recovery. An 18-metre pool, sauna, jacuzzi, padel and sports courts, an in-house chef's kitchen, generous open-plan living and working volumes, private suites for residents and visiting executives, dedicated spaces for children — the operational fabric of a company, organised inside a single villa rather than scattered across a city.

The plot itself is the asset. Mountain-facing aspect, low building density, mature surrounding vegetation, and panoramic views across the Palodeia valley — yet the central business district of Limassol, the marina and the international schools sit only minutes away. The result is a headquarters that reads as a private home, in a setting most companies cannot acquire and most homes cannot deliver.

This Exquisite is released at concept-design stage. Permits are not yet filed; the architectural brief is being developed in parallel with the commissioning party. That is by design — Montside Hub is intended to be authored together with the organisation that will occupy it, not delivered as a finished product.

Programme, room count, amenity mix, finishes, technology layer and brand identity of the building are all open variables until the commission is committed. Once a single client is appointed, the design is closed, permits are filed, and construction follows on a confirmed timeline. There will be one Montside Hub.

The design language is contemporary and material-led: warm travertine wrapping the principal volumes, deep cantilevered overhangs framing the valley, full-height bronze-framed glazing, planted roof terraces, polished concrete and oak floors inside. The 1,000 m² net programme spreads over a generous footprint with double-height living and working volumes, a chef's kitchen sized for in-house catering, multiple en-suite bedrooms, dedicated wellness wing (sauna, steam, jacuzzi, treatment rooms), kids' and family areas, plus basement service and storage. The 18 m infinity pool anchors the outdoor terrace; padel and sports courts sit within the same parcel, screened by the natural slope.

Palodeia is one of the most considered residential hill villages around Limassol — calm, low-density, mountain-facing, and structurally protected from large-scale development. It sits roughly 15 minutes from the Limassol marina and the central business district, with the leading international schools, private healthcare and the Limassol port within easy reach. Larnaca and Paphos airports are each within a 45-minute drive.

For a corporation building a private headquarters, the location reads as both a lifestyle and an operational decision: a setting that attracts and retains the people the organisation wants to keep, with full access to the EU jurisdictional, banking and aviation infrastructure of Limassol when business requires it.
